Who looks after your home in Barcelona while you are away?
We do. We look after your Barcelona home while you live elsewhere: move-ins and move-outs, the guest and a monthly report. You choose the plan and, after a visit, we send you a fixed quote.

What we do in your home.
Before every move-in
Photo inventory, professional cleaning and bed-linen laundry. We check the installations so the guest finds no surprises.
With the guest
We arrange viewings with the agencies you choose, do the check-in in person with a signed record and log who holds each key. Depending on the plan, we deal with their incidents.
At move-out
In-person check-out, comparison with the move-in record and a report on the condition of the home. We change the access codes.
With you
No spending without your written approval. From Manager up, a one-page report every month and a meeting every quarter.
Good to know
- We work with homes let at €7,000 a month or more. If yours is below that, we give you the names of two agencies.
- We don’t offer guaranteed rent or lease subrogation today.
- We don’t manage holiday lets or holiday-let licences.

Three plans. You decide how much to hand over.
Custodian covers the guest’s move-in and move-out; Manager, the day-to-day; Delegate, the whole operation. After visiting the home we send you a fixed quote in writing.
Manager
RecommendedWe run the home day to day and report to you every month.
Everything in Custodian, plus:
- Cleaning and laundry before every move-in
- Monthly housekeeping
- Incidents during office hours
- Condition report on the home after each move-out
- Monthly report and a quarterly meeting with you
Delegate
We take care of everything, nights and holidays included.
Everything in Manager, plus:
- Weekly housekeeping
- Annual preventive maintenance
- Incidents at any hour
- Deposit coordination
- Home dashboard in KYOS
- Monthly meeting and advice on the property
How we start
A visit, a quote and the key.
Week one · ninety minutes
Diagnostic visit
We spend ninety minutes at the home looking at its condition, the installations, the current lease and the accounts. Then we give you a six-page report with the real net rent.
After the visit
Fixed quote
We send you in writing what we propose, what is not included and what it costs, with two options at most. We go through it together in a twenty-minute meeting.
Ten to fifteen days
Activation
We do the photo inventory, log the keys and set up your owner profile. On Delegate, we also put together the home’s lookbook.
Every month
Management
We handle viewings, the guest, incidents and suppliers according to your plan. From Manager up you get the report every month.
FAQ
What people usually ask us.
Kybernes Real Estate, a Kybernes Group company based in Barcelona. We look after high-end rental homes on one of three plans (Custodian, Manager or Delegate), and you sign up after a diagnostic visit and a fixed quote in writing.
We don’t act as letting agents. We coordinate with the agencies you choose and take care of viewings, keys and getting the home ready. If a guest comes through our network, we tell you first and agree the terms in writing.
You do, directly. We don’t handle collections: we send you the expenses you have approved and, from Manager up, the month’s report.
Yes. Give us seven days’ notice and we get it ready: cleaning, laundry, keys and a check of the home. It is quoted separately on any plan.
